How do I sign up?

As soon as the rental period begins, you can register for your preferred housing units through your personal account on the Vredehout website. The registration form consists of several steps you’ll need to complete to finalize your registration. During the registration process, we’ll ask you to provide some information. You can do this in two ways: Do you have a DigiD? If so, please continue to step 1. Don’t have a DigiD? Then continue to step 2. 1. Verification via DigiD  Using the Datakeeper app, your personal information, income details, and employment status are retrieved from the Tax and Customs Administration and the UWV. This allows you to complete your registration quickly and securely. 2. Verification via documentation  If you do not have a DigiD, the information will be retrieved manually. You’ll need to enter your income details and upload three recent pay stubs, among other things. Once you’ve completed all the steps, you’ll receive an email confirming your registration. If you’re assigned a home, we’ll ask you to provide additional documentation. Please refer to the “Document Checklist” for details.

What is the allocation process?

After the registration period closes, all applications will be reviewed for completeness. Candidates will then be selected based on their preferences. If there are multiple candidates with the same preference, a candidate will be selected at random. Because many homes in Vredehout are similar, we will offer the remaining candidates for this home an alternative home, if available.

Can I take a tour of the apartment?

Since this is a new-construction complex, the apartment is not yet available for in-person viewings. However, the renderings, technical description, and floor plans will give you a realistic and comprehensive picture of the property.

Do I have to pay a registration fee?

No, there is no registration fee.

Does the time I register affect my chances?

Accepted Answer

No, it doesn’t matter when you apply. As long as your application is fully completed before the end of the application period, the time of application does not affect the allocation process. Any applications received after that will be placed on the waiting list and will have another chance in the next phase. So even then, you may still be eligible for a rental unit.

Could my application be rejected?

Your application may be denied if you do not pass the screening process. This may be due to failure to meet the income requirement or to submitting incomplete or incorrect documents.

What documents do I need to submit?

You can easily and securely submit most of your information through the Datakeeper app. Using DigiD, your identity, income, and bank information are automatically retrieved. In addition, we may ask you to upload a few additional documents to your personal account. Don’t have a DigiD? In that case, you can submit all the required information and documents manually. How does the security deposit work, and when do I need to pay the security deposit and the first month's rent?

There is a security deposit. In most cases, this amounts to one month’s rent, including service charges. You must pay the security deposit and the first month’s rent before the start date of your lease and before taking possession of the apartment. Since the apartments are still under construction, this date has not yet been finalized. You will be notified of the final start date at least four weeks in advance, so that you have enough time to arrange the first rent payment.

Are the apartments rented out for an indefinite period?

Yes, there is no maximum lease term for this property. This means you can rent the property for an indefinite period, as long as you meet the terms of the lease agreement.

Pets are not allowed, with the exception of service animals. In the case of a service animal, an additional statement or registration is required.

Unfortunately, the apartments are not available to students. However, sharing an apartment is possible in certain cases. In such cases, both residents must have their own income and, together, meet the income requirement of at least three times the monthly rent. In addition, sharing an apartment is permitted only in apartments with at least two bedrooms.

What are the income requirements?

There is an income requirement of at least 3 times the base rent per month (gross). If there are two tenants, the income requirement is at least 4 times the base rent per month (gross). Vacation pay and shift differential allowances are not included in this calculation. However, your partner’s income may be counted in full. Can I rent as a self-employed person?

Yes, it is possible to rent a home for yourself as a self-employed individual. As a self-employed individual, you must also meet the income requirements and have been actively self-employed for at least two years. Families are permitted in housing units with two or more bedrooms. In this regard, consideration is given to whether the number of people is appropriate for the number of bedrooms in the apartment.

Can I rent for a shorter period as well?

Accepted Answer

No, short-term rentals are not permitted. The lease agreement is entered into for a minimum rental period of twelve months. As a result, the properties are available exclusively for long-term occupancy.

Can someone act as my guarantor if I don't meet the income requirement?

Accepted Answer

No, it is not possible to rent a home based on a guarantor. To be eligible for a home, you must independently meet the income requirements. These are assessed based on the income documents you provide.

Can someone else pick up the key for me?

Accepted Answer

We prefer that you be present in person for the key handover. If this is truly not possible, you can submit a request in advance to have someone else accept the keys on your behalf. It is important that you coordinate this with the property manager well in advance. The authorized representative must be able to provide identification and will sign the inspection report on your behalf during the property handover.

When can I move?

Well before the handover, we’ll contact you to schedule an appointment for the key handover. Because many homes are being handed over at the same time, key handovers are spread out over several days. To ensure everything goes smoothly and safely, it’s not possible to move in on the same day you receive the keys. Due to the large number of moves, this requires careful planning and coordination. Of course, we’ll do our best to organize the process as smoothly and efficiently as possible. You’ll receive more information about this at a later date from the property manager.

Can I also give up the apartment before the lease ends?

Once the lease agreement has been signed, it is no longer possible to terminate the agreement. We therefore advise you to make a well-considered decision in advance.

In the affordable segment, the walls are finished with painted non-woven wallpaper. In addition, apartment types M and L are equipped with high-quality PVC flooring in a neutral shade. Are the utility bills (water and electricity) for my apartment included?

No, the costs for water and electricity are not included in the rent or service charges. You will need to arrange a contract with a supplier for these utilities yourself. For heating and hot water, you must enter into an agreement with Eneco. Water is supplied by Dunea. The costs will then be billed to you directly by the relevant supplier.

What happens after you sign up?
